CANCELLATION POLICY
Single Holiday Bookings (21 days and less)· The deposit specified on booking form is due to confirm booking· Balance of payment is due 8 weeks (56 DAYS) prior to arrival date or as agreed· If the booking is cancelled more than fifty-five days (55) before arrival then a charge equal to 10% of the stay will be made.· NO REFUND if the booking is cancelled less than fifty-six days (56) prior to the arrival date.· If the room you are booking is specified on the booking form as non-refundable, non cancelled, or similar, all cancellations will incur a 100% charge, regardless of the date in which the cancellation is requested.·There are no refunds for early check outs·If the number of guests on your reservation increases after booking, additional charges will apply.

Multi Room Bookings Specific Cancellations and Terms
Based on season, number of rooms booked and length of stay.· As of 56 days prior to the arrival date of a confirmed booking, you are liable for the entire cost of the confirmed booking period.· There are no refunds for early check outs or late or postponed arrivals· Should you need to cancel at any point during the contracted stay, you must notify us in writing; however, you remain responsible for payments through the end of the letting period - even if we have not yet received your balance· If requested in writing, we will endeavour to re-let the property and, if successful, make a refund to the value of the re-let period less any transaction fees for credit cards and bank transfers.
Please, bear in mind that most of our bookings are made in advance therefore it is unlikely that we will be able to re-let last minute vacancies. EXTENDED STAY BOOKINGS (22 DAYS OR LONGER) ADDITIONAL INFORMATION AND POLICIES Terms and Conditions for Payment - Extended Stay Bookings (22 days or more)· Approved companies will be billed for accommodation. Payment is due in advance of stay in increments of four weeks or as agreed prior to confirmation.· We reserve the right to charge a late fee for payments 30 days or more in arrears. Late fee will be equal to 5% of the outstanding charge
· No accommodation will be provided for parties whose non-payment exceeds 30 days
